ComFree...will they succeed?

I have been noticing a lot of Ads on the TV and Radio for ComFree, so I thought I would check them out.

Who is ComFree?

ComFree started in Winnipeg 11 years ago and we've
become the first and only private sale company in North America to take an
appreciable amount of market share away from the commissioned agents. We have
helped thousands save over $300 million in needless commission fees.

ComFree represents almost 15% of Winnipeg's resale market and that makes
us Winnipeg's largest real estate office. But, our biggest impact has been in
Edmonton. We launched in the vibrant, fast-growing Alberta capital just five
years ago and now command more than a third of that market. That means one out
of every three homes in Edmonton is listed with ComFree. We're the largest real
estate company in that city and that's a North American first for a private sale
company. FAQ's

It will make the future of Real Estate more interesting if Real Estate Companies are listing internationally. There will be more exposure for foreign investors etc.

I think I am going to look for a summer house in Perth. LINK

You would be paying $599 for what exactly? They're just another one of "x" number of FSBO sites. They just might have a bigger advertisement budget.

Companies pay for advertising for a reason, it works.

If I wasn't in a hurry to sell I would spend $599 over $20,000 any day.

Such as, trading up or selling a second property.

I used a Realtor recently to sell because I had a short timeline in which to get a buyer. They were good but quite expensive.

You have a lawyer in the end to do the paper work. So there is no reason for a Realtor. Unless you are in a hurry to sell.

Our marketplace provides sellers with a variety of services that help you sell your home quickly and painlessly. Services include an initial visit to your home to gather your home's information, a second visit to your home to provide you with training on how to sell privately, professional lawn and directional signs, a market evaluation to help you set your price, advertising on our website, an ad in our glossy magazine and eight-page Buyer's Guides that showcase your home and provide your buyer with direction on how to submit an offer to you. All this for one full year for one low price…no hidden fees!

Our marketplace also provides buyers with a variety of services. Part of our successful formula is recognizing that buyers need as much support and help as sellers. Our services for buyers include professional assistance with offer preparation, a glossy magazine that is distributed to more than 250 Lower Mainland locations, instant e-mail notification when homes meeting their criteria are listed, 24-hour telephone property features on your home, an easy to use net site with a variety of house-hunting tools and an open invitation to phone ComFree for support - 7 days a week.

In addition to assisting in the house-hunting process, ComFree also explains to the buyer how to submit an offer. The Buyer's Guide provides the buyer information on how to submit an offer and information for the buyer's legal professional to make drafting the offer quick and easy. In short, we make house-hunting and the offer submission process efficient and painless for the buyer.

ComFree provides your home with high-profile advertising on our www.comfree.com website and in our magazine. There is no point advertising your sale on a site no one knows about. Our advertising budget for 2007 is more than $1,000,000. We're running 30 seconds ads all year on Global-TV, CKNW, JackFM, JRFM, QMFM, AM730, and billboards with Pattison throughout the Lower Mainland.

Ask yourself: How did you find our site? We'll bet it was through our aggressive advertising campaign. We guarantee our advertising mix will ensure a vast majority of the Lower Mainland is aware of our listed homes. No other private sale company can offer that!

If you're going to FSBO then FSBO... you certainly don't need to pay anyone $600. Craigslist has way, way, way more traffic and costs nothing. A sign on your lawn costs about $5. I don't see any more value provided by these guys over the other FSBO sites. And their claim to have captured 1/3 of the marketplace in Winnipeg? Where are the stats for that? I see a lot of the same crap posted by "professional FSBO service" companies all over the net... when really, all they do is act as a middleman for Kinkos.
If you really want to FSBO go to the library and read a Dummies Book... then spend a bit of cash on your materials and post on Craigslist (you'll catch a lot of realtors there) and that should do ya. $599, my ass.

And those small cars got bigger and bigger so that the Japanese had to look out for the Koreans... and their cars got bigger and more expensive so that next they will have to look out for the Chinese. Funny thing about making a car, or providing a service; there will always be a market for the "value" consumer but the higher disposable income/luxury market is where most want to be providing their wares/services to and will move to with time.
And as to realtors providing this kind of service, there already are a few. They will do the same thing as Comfree for some nominal fee ($600 sounds right) and they will stick you up on MLS. Just don't expect them to do much more... but you wouldn't expect Comfree to either (and you wouldn't get MLS).

How are they reinventing the industry? I see a website, a sign, a magazine, and have seen one cheap ad. If it weren't for your blog I would have never noticed them. Wasn't PropertyGuys doing the same thing (and having some success... in a hot market, it's a bit easier to sell your home). Still, most eventually turn to a pro when they just can't/won't sell their home anymore.

Where did you get, re-inventing the industry, from "ComFree...will they succeed?"?

Myself, I have seen TV Ads and heard numerous radio Ads on CKNW. It caught my attention.

Don't be so presumptuous to think that people using their service won't sell their houses.

Anyone who has sold one house in their lifetime knows it isn't all that hard to do so. As long as you have a place to market your property then it isn't all that hard. In the end your Lawyer goes over the paperwork to make sure it all works out.

Why would any FSBO pay $699 to sell their house? Hello??? CL is free. ComFree posts ridiculous stats on their website (which is drawing attention from the government of Alberta) to mislead us consumers. Even their name is false. $699 is far from free!
